We sign a contract for 3 to 5 years, setup a standing order to pay you your monthly rent on the day of your choice, look after all cosmetic repairs and minor maintenance at our cost, and send you an inspection report every month.  

We are not an estate agent. There will be no management fees, no repair bills, and no surprise expenses. We are what it says on the tin!

How does this
exactly work?


We sign a business contract with you. The period of this business lease could be anything between 3 to 5 years.
 
Depending on the type of your property, we may rent it out on room by room basis, or to our clients who are relocating to Manchester.

You only deal with us, not the people in your property.

Does the type of property matter?

We are looking for both houses and flats. What matters more is the location of the property. We have certain client demands in different parts of Manchester.  

We will discuss these with you on our first telephone consultation.

Is this a form of sub-letting?

No! Not at all! The contract will assign us as your property managers, not tenants. We will contact the council for any licensing or building regulations and deal with all the legalities.

We will explain everything to you and keep you posted every step of the way.

My property looks tired!

It's OK! When we agree to work with you and take on your property, we will treat your property as if it is one of our own. We will improve its look and add value to it.

We will look after the general maintenance of the property for the length of the lease period.

The fine print

1: No agent fee applies when you come to us directly. We cannot cover your agent fees if your estate agent has introduced you to us. If your property is placed outside our catchment area, with your permission we may introduce you to our partners in your local area. Sometimes they charge their own service fees. In this case you will be informed of such fees in advance.

2: No legal fee applies when you agree to use our recommended firm of solicitors. Please note that we will not cover the fees of any solicitors outside the ones that we recommend to you. You will be liable for any legal fees that occurs if you seek independent advice on any legal matters or if you decide to use your own solicitors.
 
3: No maintenance fees includes all reasonable costs occurring due to fair use of the property by the tenants. As a landlord you are still liable for any structural problems with the property and all costs that are typically covered by standard building insurance.
